Terms and Conditions

CANCELLATION: If you cancel the reservation at anytime you automatically lose 10% of full reservation payment.
Less than 30 days notice from check-in 80% of payment will be forfeited.
Less than 2 week 100% of payment will be forfeited.

1.Renter agree as follows: Above reserved period. Other occupants will be family members, friends or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories, and as a result they would have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.
2. SECURITY DEPOSIT: The security deposit is $0 for a vacation rental. The security deposit is due upon reservation of the unit. The security deposit is fully refundable within 30 days of termination of occupancy provided that real and personal property are in the same condition as when occupancy commenced, and all terms of this agreement are met. Renter is liable for all replacements and repairs that are outside what is considered normal wear and tear.
3. PAYMENT: 1/2 of rental rate is due at time of reservation. The remaining half is due 30 days before first night of stay. Owners will verify funds and release key once funds verified. Upon inspection of the property following the rental term, the deposit will be returned and will not be used if the property has not occurred loss or damage.

5. CHECK IN TIME: is 3.30pm. You may go straight to the House; you do not need to go by any office. We will provide you with a key upon receipt of payment and verification of funds. Your check-out Time is 11:00 am unless otherwise requested. NO ONE is to be in the House or on the property after check-out time. Flips in P-Town are very tight!
6. CLEANING: The house will be inspected, sanitized and cleaned after your departure. The rental fees you have paid will provide for four hours of normal cleaning so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at the rate of $50 per hour. Maid service does include linens, so there is no need to make the beds upon departure. Please take all garbage to the refuse bin under the stairs. Trash is picked up in the on Thursdays early am.
7. TELEPHONES: This property does not have a phone but does have secured wireless internet access.
8. WHAT WE SUPPLY: The property is equipped and set up as a fully furnished property that will include bedspreads, linens, blankets, pillows, towels, as well as a fully equipped kitchen, TVs, furnishings, BBQ grill, and outdoor furniture. THERE WILL BE EXTRA CHARGES TO YOUR SECURITY DEPOSIT FOR REPLACING THESE ITEMS IF FOUND TO BE NECESSARY
9. WHAT YOU SHOULD BRING: Personal toiletries, DVDs, videos, CD’s, beach towels, food and drink, basic condiments.
10. RENTERS LIABILITY: Renter agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Renter or Renters guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Renter agrees to reimburse owner for costs incurred to repair/replace damaged items.
11. SLEEPING CAPACITY/DISTURBANCES: Renters and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: A. Occupancy exceeding the sleeping capacity stated on the reservation confirmation. B. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. C. Causing damage to the premises rented or to any of the neighboring properties. D. Any other acts which interferes with neighbors' right to quiet enjoyment of their property.
12. HOLD HARMLESS: Owner does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will Owner accept liability for any loss or
damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control.
13. NON EMERGENCY ISSUES: During your stay, report any non-emergency problems to us. Problems will be attended to promptly.
14. SMOKING: No smoking allowed inside the house. Or on the deck outside the kitchen. If the house smells of smoke, the entire deposit will be forfeited plus additional charges will apply to remove the smoke odor. Ash trays are provided, located on the side brick patio. ***PLEASE DO NOT DISCARD CIGARETTE BUTTS IN THE YARD.
15. OUTSIDE FIRES: NOT ALLOWED BY CITY OF PROVINCETOWN. YOU WILL BE FINED.
16. FIREWORKS: NOT ALLOWED BY CITY OF PROVINCETOWN. YOU WILL BE FINED.
17. BBQ – PLEASE ENSURE GRILL IS COOL PRIOR TO LEAVING AND THE PIT IS FULLY CLOSED.
18. Procedures: Upon departure close and lock all doors and windows, and make sure all appliances are turned off, except for the refrigerator.
19. BAD WEATHER: There will be no refund for inclement weather.
20. MAINTENANCE AND REPAIRS: We will do our best to keep all equipment in good repair. When you check in or during your stay, if you discover anything not in working order, please notify us immediately. We will correct it as soon as possible.
21. ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

REMEMBER THAT YOU ARE RENTING A PRIVATE HOME. PLEASE TREAT IT WITH THE SAME RESPECT YOU WOULD LIKE SHOWN TO YOUR OWN HOME.
